Everybody's been writing Apple's AI obituary. "Siri is a joke." "They're years behind."

They're wrong. ⬇️

My boy Nate broke down what's actually happening at WWDC this June, and it's bigger than people realize.

Apple is turning Siri into a real AI agent. 🤖

Not the Siri that sets timers. 

An agent that opens apps, takes actions inside them, and chains tasks together across your entire phone without you touching the screen.

Two things make this work. App Intents lets any app expose its actions to Siri. Your CRM, your email, your calendar, all of it. And MCP on mobile connects every AI powered app on your phone into one system. Instead of bouncing between ChatGPT, your CRM, and your calendar, Siri chains them together in one command.

Apple has 2.2 billion devices. 📱 

They don't need the best AI model. 

They just need the best distribution layer. It's already in your pocket.

OpenAI has to convince you to download an app. Apple just ships an update.

Oh, and Apple picked Gemini over Claude as their AI partner. Google gets device level access. Apple gets Google's model. That deal is worth watching. 👀

Your move: Watch the WWDC keynote in June. Start getting comfortable giving AI multi step instructions now. "Do this, then this, then this." That's the skill that separates you from every agent still opening one app at a time. [E]ducation: New Research

Remember when we talked about coming soon listings and the whole pre-market debate?  

A University of Georgia professor analyzed 700,000 transactions in Dallas over 20 years and found that pocket listings…homes sold completely off-market…sold for 1.7% more than comparable homes on the MLS.

That goes against basically everything we’ve been told. 

But here’s the fine print. Before Clear Cooperation took effect in 2020, the premium was 3.3%. After? It dropped to almost nothing. 🥚 

His theory: before CCP, agents could spend weeks quietly finding the perfect buyer. The 24-hour rule killed that window.

One more thing…luxury pocket listings earned an 8.2% premium. But most pocket listings in the study weren’t luxury at all. They were lower-tier homes. 🏚️

Now…other studies say the opposite. Bright MLS, CRMLS, and others have all published data showing off-MLS homes sell for less. This new study only covers one market and hasn’t been fully peer-reviewed yet. So take it for what it is…one data point, not the final word.

This debate isn’t going away. 

The next time a seller asks about pre-marketing or private listings, be the agent who actually understands the research on both sides. That’s how you win listing presentations…not by repeating headlines, but by knowing what the data actually says.

I know I talk about AI a lot.

Sometimes it’s dreaming about automations, but I’ve built a platform for my brokerage and others around the country.

That doesn’t mean you should spend hours solving problems you don’t have yet.

My friends Tad and Nimesh both reminded me of that this week.

Not to talk real estate.

Just to check to see how they’re doing. 

The result: Two new listings in the past week.

[H]ow To: Survive Sora Shutting Down

Sora will officially be gone on April 26th. 

Unlike others, I’m actually rejoicing at the shutdown of Sora. I got to the point where, if I saw a video labeled “Sora,” I would immediately skip it. To me, they felt clunky, often ended abruptly mid-sentence, and just came across as cringey. 🥴

So, why is Sora shutting down? Like many things, it comes down to money. 💰💰💰 

AI video generation isn’t cheap—especially when it’s offered to users for free. I think many AI platforms are starting to realize this. As I mentioned last week, ChatGPT has begun displaying ads. AI is expensive, and we’re starting to see that reality catch up. Subscriptions and ads are becoming the new norm. The era of completely free, ad-free AI is likely coming to an end. 

Now that Sora is gone, how will you survive? How will you make your funny AI videos? I have a few suggestions. I find Google Veo to be one of the easier alternatives. It’s similar in style to tools like Gemini and ChatGPT, so it’s fairly user-friendly. I also recommend Runway

If you get a chance, I highly recommend reading this Forbes article about the Sora shutdown. 

One sentence really stood out to me—and it’s something Tyler and I were just talking about recently: “The real competitive advantage in AI will not come from access to models but from owning the inference and data that makes them indispensable.” Anyone can use AI. The real advantage comes from combining it with your own data and embedding it into systems in a way that people need or want. “AI slop” isn’t going to cut it anymore 🗑️—AI needs strategy. Honestly, that makes me happy, because it means I’ll stay employed. 

It also means you need to start backing up your data. Data is valuable. At the end of the day, just like with social media platforms, we don’t truly own this stuff. If Facebook shuts down tomorrow, there’s nothing you could do to stop it—your photos, content, and videos could all disappear. Like I’ve always said: don’t put all your eggs in one basket. 🥚 Back up your content, back up your videos, and now—more importantly than ever—back up your data.
