I was trying to keep things light this week so you could spend a little more time with your families, but this one was too important to ignore. California just became the first state association to lean fully into referral fee transparency, and with Zillow facing similar scrutiny over its Flex referral model, this feels like the beginning of a much bigger shift in our industry.
The idea is straightforward. ⬇️⬇️
Any time a lead gets handed off, the referral fee has to be clearly disclosed. Nothing sneaky, nothing buried, nothing implied. Just clear and upfront.
What matters is the direction this is heading. Consumers are demanding more clarity. Regulators are watching everything. And the big players will have to adjust right along with the rest of us. If California is doing it now, other states aren’t far behind.
And honestly, this is a good thing. It builds trust, removes surprises, and gives agents who already run clean businesses an even bigger advantage. In an industry where transparency is becoming the expectation, not the exception, this is exactly the kind of move that sets the tone for what’s coming next. 👍
