And I use that term sparingly because I hate when people say game changer… it’s overused just for clicks, but here it’s true because this will be the first time many non-techy people create their first AI agent. ⬇️⬇️
If you use Google Workspace for your business email… holy shit you need to see this.
Google just launched Workspace Studio and I am not exaggerating when I say this might be the most useful thing Google has done in years. It's an AI-powered automation tool built right into your Gmail, Calendar, Drive, Docs, Sheets… all of it. No coding. No tech skills. Here's what it can do…

Zillow just dropped a stat that should stop you in your tracks. 62% of sellers hire the first agent they contact. 👀
Not the best agent. Not the most experienced. The first one.
People put more research into buying a toaster than choosing the person who's going to help them through the biggest financial transaction of their life. And honestly… it makes sense.
Selling a home is scary. Most people don't really know what separates one agent from another. So they go with whoever makes them feel comfortable first
That means speed matters. 🏃
But it also means you have to make it clear why you're the right call from the very first conversation. Because most people aren't having a second one.
So stop assuming people know what you do. Spell it out. What does your marketing plan actually look like? How do you negotiate offers? What happens in the first 48 hours after they sign with you?
The agents who explain the details of their value are the ones who win. Not "I'll work hard for you." That means nothing. Show them the process. Show them the plan. Show them what it actually looks like to list with you.
Here's the good news… AI is actually helping here. 🤖 Consumers are starting to dig deeper before they pick an agent. The bar is rising. Which is great if you're actually good at this.
Be fast. Be first. But more importantly… be the one who makes the most sense when they stop to think about it.

So you just read that 62% of sellers hire the first agent they talk to. You know what that means. You know you should be reaching out more.
So why aren't you?
I read something this week from Jimmy Mackin that kind of proves the point.
An agent named Amy learned about the ZMA text… the Zestimate Market Analysis. Simple concept. Pull up someone's Zillow estimate, text them what their home is worth now versus what they paid, and ask if they want a real number.
Most agents who hear about this say "oh that's cool, I'll try that sometime." ¯\_(ツ)_/¯
Amy sent 10 texts the same day.
She got a response within minutes from someone ready to have the selling conversation.
10 texts. That's it. She was first. She was ready. And she got the opportunity.
I've been coaching this kind of outreach for a while now. And every single time, I see the same thing happen…
You hear the idea. You nod. You think "yeah that makes sense." And then you don't do it. ✅
Not because you don't believe it works. But because you're scared.
Scared your CRM isn't set up right. Scared you'll say the wrong thing.
Scared the person will think you're being pushy. Scared the Zestimate isn’t right. Scared you'll look dumb. Scared they'll say no. Scared they'll say yes, and you won't know what to do next.
You're not missing information. You're not missing tools. You're not missing a better script or a fancier system.
You're missing action. 👊
So yeah, the Gary Vee image may be blunt, but it’s what we all need to hear sometimes, myself included.
The agents winning right now aren't smarter than you. They aren't more talented. They just sent the text. They made the call. They posted the video. They knocked on the door.
You already know what to do.
Now go do it.

[H]ow To: Stomp Out Fear
I think all of us are feeling a bit uneasy with what’s going on in the world right now—and your clients are feeling it too. Because of that, we’re seeing the effects. People are hesitant. They don’t want to make big decisions when things feel so uncertain. 🫣
That’s where you come in.
Your role hasn’t changed—you’re there to put their fears at ease and help them feel confident enough to take that next step. Show them that what feels like a risk may not be a risk at all. But just as importantly, listen to their concerns.
Headlines feel dramatic. 😩 Decisions feel scary. But in reality, rates aren’t nearly as bad as they’ve been before (cough cough… 18.63% in 1981). So how do you communicate this to your clients?
Acknowledge the fear, don’t ignore it
Let clients know it’s okay to feel uncertain—this builds trust.
Reframe the narrative
Remind them that today’s market is about balance, not chaos. Prices are stabilizing, not crashing.
Shift focus to monthly payment, not rate headlines
Small rate changes impact payments—but so do price reductions, seller concessions, and negotiation power.
Educate on timing myths
Waiting for rates to drop could mean more competition and higher prices. The “perfect time” rarely exists.
Position yourself as the guide
In uncertain times, people don’t need perfection—they need clarity and someone confident leading them through the process.
The agents who win in markets like this aren’t the ones waiting for things to “get better", they’re the ones controlling the narrative and bringing calm, confident guidance to their clients. 🤝
